1. Pricing – There are various ways of doing this, however the two we tend to use and recommend are ‘Asking Price’ and ‘Guide Price’. Assuming the price is set correctly within the competition the viewers will be attracted to the property. We have had some unbelievable results using Guide Pricing and some very happy customers.
2. Marketing – Every agent has a board, a website and goes on Rightmove, but it’s how the property is presented and showcased that will make all the difference. First impressions count so it is essential whatever priced property you are selling the photography is sharp and eye catching, we also do 3D walk-through tours, drone photography, bespoke brochures and enhanced products on the major portals to make the property stand out online.
3. Service – The agent you instruct will have a huge impact on the price achieved, some agents simply pop it on the websites, hope for the best and recommend early offers. We however do not take the easy option, we follow up every viewer for feedback and encourage offers and then between us discuss a strategy to optimise the best price for our client. We work 7 days a week including evenings to suit our viewers and buyers.
